This option is designed for customers who are ready to move into production and want to lock in their build now while taking a major cost out of the project. Modular Home Direct will cover your entire engineering plan fee (15% of the home price) when you place your required 50% production deposit during the Black Friday window.

Modular Home Direct covers 100% of the engineering plan fee. Your factory and permit-ready plan set is produced without the normal 15% charge.

To receive the 10% discount on your home price, you place your 15% engineering plans deposit during the Black Friday period.

How It Works

Engineering Plan & Price Lock

Place an engineering plan deposit equal to your normal 15% engineering plans cost during the Black Friday period to secure a 10% discount on your home price and lock in today’s pricing while you prepare your project.

This deposit is the same amount you would normally pay for engineering plans (15% of your home price).
This engineering plans deposit is fully credited toward your future 50% production deposit and used to start your engineering.
Your 10% discount and pricing are locked for up to 6 months from the date of your design deposit.
Ideal if you’re still finalizing land, permits, or funding but want to avoid future price increases.
